664 County Road 32 - The Sloan Ranch, Meeker, Colorado

Approximately 1,393 acres just six miles west of Meeker, with Strawberry Creek flowing through the south part of the property.  This ranch consists of two parcels:  The south parcel has a little over 840 acres, bordering it on the north is 400 acres of land locked B.L.M. land, and then north of that is a 553 acre parcel of this ranch.  On the 840 acre parcel, approximately 56 acres are irrigated hay land, producing about 180 tons of hay per year. The ranch has 1&7/8 shares of the Niblock Ditch, which flows through the southern part of the south parcel.  The balance of the property is pasture, either cleared dry land fields or a mixture of Sage Brush, Pinon and Juniper trees.

On the 840 acres, the south parcel, are the buildings.  There are two houses, one is fairly old but still in good condition, with 3 bedrooms, one full bathroom and one half bathroom. The owners use this to house their hunters and family when they visit.  The second house is a modular, built in 1997, which has 1,188 square feet, with one master bedroom and two full bathrooms.  Close to the houses is a two car garage and a big metal shop.

The property is fenced and cross fenced into several different pastures, fields and pens.  There are ponds scattered around the property, most just catch the runoff, a few are filled with seasonal springs or creeks.  There are two water wells, one in the north 553 acres and one above the houses.  Both wells are currently not used and need repaired.  The owners have domestic water for both houses hauled from Meeker and stored in a 6,000 gallon underground metal cistern.

The owners have part of the mineral rights under the south 840 acre parcel, which they will pass on to the buyer.  The U.S. Government owns the minerals under the north 640 acres.

This ranch offers excellent Mule Deer and Lion hunting and Elk in the late seasons.  There are several Golden Eagle nests in the rocky bluffs.
